A reminder of an important general membership meeting this Sunday at 1 PM at 5325 Ironwood, which is down the alley adjacent to 5321 Ironwood, in the canyon. You’ll get a chance to see the canyon if you haven’t already seen it, and we’ll give the group an update and have a question and answer period. In addition, you’ll get to meet a bunch of your neighbors. We are all in this together.

Question
I’ve been asked by a couple of members why we still need to have meetings, hand out flyers, and do anything now that our Housing Element has been adopted by the City. Didn't that put an end to this project?
The answer is no. Once the developer put his preliminary application in back in January, as long as he submits a completed application within 180 days, he is still eligible to build under the builders remedy law, and can pretty much ignore all zoning rules as well as force the City to pay for any infrastructure improvements to make the project happen (Yes, that's right.)
The reason we want to make sure our Housing Element gets classified by the State as “in compliance” as soon as possible is because that will stop any new Builder's Remedy applications in RPV. You may be aware that another Builder's Remedy application was put in for a 13 story apartment complex in the middle of a single family home neighborhood in the Miraleste area (via Colinita St.) just this month.
We are still vulnerable to Builder's Remedy projects, because as of today the State still has not recorded us as being "in compliance“. I talked to the City today, and was informed that the City had filed all the paperwork the day after the City Council meeting last week, and now they are waiting to get word back from the State Department of Housing and Community Development that we’ve met all our criteria.
90 Days
We are half-way through the developer's 180 day application period. The developer has to submit a completed project application within the next 90 days for the project to continue. Once the final application is in, that’s when the real fight starts. We will have to show up in force to provide public input wherever we can, as well as submitting all lawful objections to the project.
